Title Search Fees
Title Exams from Insurance Policies: $75 plus copies @ 25 cents a page.
Full Title Exams (30 years): $150 plus copies.
Every title exam includes what you’d expect: verification of ownership, relevant deeds, open mortgages, liens, judgments, easements, restrictive covenants, recorded plats, and tax assessments — with all title issues clearly identified and explained.
Larger projects are billed at $60/hour, and I’ll always let you know early if a title exam turns into a “project.”

1 – What North Carolina counties do you provide title examination services in?
I specialize in Union County, NC property records and currently offer title examination services exclusively in Union County.
2 – Are you insured?
Yes, I carry active Errors & Omissions (E&O) insurance. Proof of coverage is available upon request.
3 – How do you deliver completed title examinations?
All title summaries are professionally typed, scanned, and delivered via email for maximum convenience and readability. The entire file—including copies of relevant documents such as deeds, mortgages, and liens—is compiled into a single scanned package. For added convenience, I securely store past records, making it easy to retrieve a previous title report if needed.

4 – What information do you need to begin a title search?
At minimum, I need the current owner’s name and property address. The tax parcel ID number is extremely helpful, but not necessary.
5 – How quickly can you complete a title examination?
I request one week for standard title examinations to ensure I meet deadlines without compromising quality. Current owner or title policy searches may be completed sooner, depending on workload. For complex projects—such as large developments, intricate ownership histories, or extensive genealogical research—timeframes will be provided after reviewing the request.
6 – Can you handle rush title requests?
Rush requests may be available depending on workload. If you need a title search completed sooner than the standard timeframe, please contact me to discuss availability and any applicable rush fees.
7 – Do you provide copies of recorded documents?
Yes. Copies of relevant documents (deeds, mortgages, subdivision plats, liens, etc.) are provided and cost 25 cents a page. Please let me know in advance if you will need copies of recorded subdivision restrictions and title policy exceptions.

With almost 40 years of experience as a paralegal, I have worked closely with local real estate attorneys and have a background as a Licensed NC Real Estate Broker (inactive). This experience gives me a deeper understanding of potential title issues that goes beyond standard title research. And clients tell me they love my summaries.

10 – Do you know how to read and plot a deed’s legal description?

Yes, reading and plotting a deed’s metes and bounds legal description was one of the first lessons I learned from the real estate lawyer who hired me in 1987. He taught me how to use a plastic compass and a 330 drafting ruler. I still have and use these tools today, including my first compass. However, I prefer using deed plotting software now.
11 – Do you provide chain-of-title reports for historic properties?
Yes. I can research and compile chain-of-title reports for historic properties, tracing ownership records back as far as available land records allow. The depth of research depends on the county’s record archives and the age of the property. If you have a specific historical property in mind, contact me to discuss the details.
12 – Can you provide references?
Yes, references are available upon request.
13 – What forms of payment do you accept?
Payments can be made by check or ACH transfer. For ACH payments, account details will be provided upon request.
14 – What if I cancel after you’ve started the title search?
Once work has begun, payment is required for the portion of work completed, up to the full amount if the title search is finished, even if canceled before delivery. Any completed work will be provided upon payment.
15 – Am I still required to pay if the real estate transaction doesn’t close?
Yes. Payment is required for completed title research, regardless of whether the transaction closes. My work is performed upon request, and the service is fully delivered once the title examination is completed.
